What areas do you specialize in?
-I have most experience in the Portland metro area, primarily close-in SE, NE, N, NW & SW Portland neighborhoods. I have also helped clients in Portland’s neighboring suburbs, like Beaverton, Tigard, Lake Oswego, and Milwaukie. I would be more than happy to help you sell your home in any of these areas.
Do I need to sign anything to have you be my listing agent?
-In order for me to list your home for sale in the multiple listing service, we will both need to sign a listing contract to address your listing date, price, and any additional terms. I typically provide a copy of the listing contract to my clients well before the listing date so they have time to review the terms of the contract.
How do you determine a listing price for my home?
-I will prepare a Competitive Market Analysis with a recommended price range for listing your home. We will discuss pricing strategy, market trends, and recent comparable sales. You are in charge of the final listing price, I just provide you with information so you can make an educated decision.
How accurate are the value estimates on real estate websites?
-They can be hit or miss. Sometimes they’re spot on, other times they’re out in left field. The only way to get an accurate listing price is to look at recent comparable sales, aka “comps.” In my Competitive Market Analysis, I’ll provide several comps for you to consider in your listing price decision.
I’m thinking about doing a few things to prep for sale, but where do I draw the line?
-I would be happy to help you decide what items to freshen up before sale. My short answer is to focus on updates that will make your photos stand out, but we can go through your list at your consultation. Whether you’re planning to tackle a long list of items or you’re choosing to do nothing at all, a deep clean is always a good idea before you go live on the market.
What’s the deal with staging?
-I typically recommend staging your home for sale. My staging furniture is simple and understated to attract a wide demographic of buyers. Simple staging helps buyers visualize their personal belongings in the home, and helps them get a sense of layout and scale. If full staging isn’t ideal for your sale, then I am happy to consult on simplifying your furniture and accessories to maximize on space and accentuate your home’s features.
